Tenant FAQ

No, they are not. For most of our properties, you will have to set up utilities through City of Denton (940-349-8700) and gas (if applicable) through Atmos Energy (1-888-286-6700). For our properties in the outer parts of Denton County, you may need to contact CoServ or TXU Energy. Please ask your leasing agent for more details.

Rent is always due on the first day of the month and late after the 3rd.

If you pay rent after the 3rd, there is a flat late fee of $75 for the first day and $15 a day after that.

If you need any sort of maintenance at your rental, please contact Randy at (940-367-6812) or fill out a maintenance request online.

Most maintenance is paid for by the owner of your property, unless it is something caused by the tenant.

Yes, it is the tenant’s responsibility to buy and change the a/c filter. If your air conditioning/heat stops working, we will be happy to come repair it, but if for whatever reason we find that it stopped working because the filter hasn’t been changed, we will bill the tenant for the service trip. Air conditioning filters MUST be changed once a month!!

All properties are sprayed for fleas and roaches before you move in. Maintaining pest control is the tenant’s responsibility.

If you live in a house or a duplex, you are responsible for mowing your own yard and keeping up the appearance of the property.

City of Denton Code Enforcement will issue a citation for these violations:

Grass and Weeds (12 inches or over)

  • Trash and Debris
  • Junk Vehicles, Abandoned Vehicles
  • Signs
  • View Obstruction
  • Home Occupations
  • Stagnant Water, Standing Water
  • Graffiti

 

If Thornwood Properties gets a notice of violation we will notify the tenant to take care of the violation. If the violation has not been corrected by date of re-inspection, Thornwood Properties will send someone to correct it and will bill the tenant. If Thornwood Properties receives a ticket for a violation and the tenant has already been notified of the warning, the tenant will receive a bill for the entire sum of the ticket.

*Please note that if you receive a Code Enforcement violation for grass and weeds, we will put you on the “Mow Watch List” and drive by your house every other week and mow if necessary. This is something that is billed back to the tenant, so to avoid these charges, please mow your yard every week!

If your rental history or credit check is not adequate, you may want to get a cosigner, in which case they will need a credit check and have to sign the lease.
It depends on when you move in but we end most of our leases in May or June.
Pets are allowed in most of the rental properties. The fee is $300 per pet and it is non-refundable.
We have 30 days upon the lease end date to process your security deposit return. Make sure property is cleaned and you have turned in a Move Out Notice.
